This Privacy Policy explains how AIJ Consulting LLC (“AIJ Consulting,” “we,” “us,” or “our”) collects, uses, discloses, and protects information in connection with our land acquisition business. By contacting us, replying to our outreach, submitting information through our website, or otherwise communicating with us, you agree to the practices described below.
1. Who we are

2. Information we collect
We collect only the information needed to identify potential sellers, evaluate parcels, and conduct transactions. This includes:
- Property information: parcel number (APN), county, state, legal description, approximate size, zoning, ownership history, and assessed value.
- Owner contact information: name, mailing address, phone number, and email address.
- Communication content: records of phone calls, voicemails, text messages, emails, and letters exchanged with you.
- Website usage data: standard log data such as IP address, browser type, pages visited, and timestamps when you visit our website.
- Transaction information: if you proceed to sell, the title company or attorney handling the closing will collect documents required to transfer title.
3. Where we obtain this information
We obtain information from the following sources:
- Public records: county assessor, recorder, and tax authority records, which are public information in the United States.
- Licensed real-estate data providers: third-party services that aggregate and license property and owner data, including PropStream, PropWire, and Deal Machine.
- Directly from you: when you reply to our outreach, call us, email us, or submit information through our website.
4. How we use information
We use the information described above to:
- Identify and contact owners of vacant land we may wish to purchase.
- Evaluate parcels and prepare written purchase offers.
- Respond to questions, opt-out requests, and other communications from owners.
- Negotiate and close transactions through a licensed title company or attorney.
- Keep records required by tax, accounting, and other legal obligations.
- Improve our outreach, comply with applicable law, and prevent fraud.
5. SMS opt-in and consent data
No third-party sharing of SMS data. Mobile information collected as part of any SMS opt-in or consent process — including phone numbers, opt-in records, and consent details — will not be shared with third parties or affiliates for marketing or promotional purposes. This includes affiliated entities. SMS consent data is treated separately from other personal information and is excluded from any third-party data sharing.
If an owner opts in to receive text messages from AIJ Consulting LLC, that consent and the underlying mobile information are used solely to communicate with that owner about the potential cash purchase of their property and to respond to their replies. SMS data may be processed by our SMS service provider strictly for the purpose of delivering and managing those messages on our behalf, including processing STOP and HELP requests. SMS consent data is never sold, rented, or licensed.

6. When we share other information
Outside of SMS consent data described above, we may share information in these limited situations:
- Service providers: title companies, real-estate attorneys, escrow agents, surveyors, accountants, and software vendors who help us evaluate properties or close transactions. These parties are bound to use the information only for the purpose for which it is shared.
- Legal and compliance: when required by law, subpoena, court order, or to protect our legal rights or those of others.
- Business transfers: in connection with a merger, sale of assets, financing, or similar transaction, subject to the protections in this Policy.
We do not sell personal information, and we do not share personal information with third parties or affiliates for their own marketing purposes.
7. Data retention
We retain personal information only as long as needed for the purposes described in this Policy, to comply with our legal and tax obligations, and to resolve disputes. When information is no longer needed, we delete or anonymize it.
8. Data security
We use reasonable administrative, technical, and physical safeguards to protect personal information from unauthorized access, disclosure, alteration, and destruction. No method of transmission or storage is completely secure, but we work in good faith to protect the information entrusted to us.
9. Your rights
Depending on where you live, you may have rights under applicable US state privacy laws, including:
- Access: request a copy of personal information we hold about you.
- Correction: ask us to correct information that is inaccurate.
- Deletion: request that we delete personal information, subject to limited exceptions.
- Opt-out of communications: ask us to stop contacting you by mail, phone, email, or text at any time. To stop text messages, simply reply STOP to any text from us.
- Non-discrimination: we will not discriminate against you for exercising your privacy rights.
10. US state privacy rights (CA, VA, CO, CT, UT, and others)
If you are a resident of California, Virginia, Colorado, Connecticut, Utah, or another US state with a comprehensive consumer privacy law, you may have additional rights regarding the personal information we hold about you. These rights generally include the right to know what personal information we collect and disclose, the right to access a copy of that information, the right to correct inaccurate information, the right to request deletion, the right to opt out of the “sale” or “sharing” of personal information, the right to opt out of targeted advertising, and the right to limit the use of sensitive personal information.
Do Not Sell or Share My Personal Information. AIJ Consulting LLC does not sell personal information for money, and we do not share personal information with third parties for cross-context behavioral advertising. As stated in Section 5, SMS opt-in consent data is never shared with third parties or affiliates for marketing purposes.
Sensitive personal information. We do not knowingly collect or process sensitive personal information categories as defined under California or other state laws, beyond what may incidentally appear in property records or owner communications.
Shine the Light (California Civil Code § 1798.83). California residents may request information about disclosures of personal information to third parties for those parties’ direct marketing purposes. We do not make such disclosures.
How to exercise your rights. Submit a request by email to armand@aijconsulting.com or by mail to the address at the end of this Policy. We may need to verify your identity before responding. You may designate an authorized agent to act on your behalf, subject to verification. We will not discriminate against you for exercising any privacy right.
Right to appeal. If we deny a privacy request, residents of states that provide an appeal right (such as Virginia, Colorado, and Connecticut) may appeal by responding to our denial or by contacting us using the information above.
Data breach notification. If we become aware of a security incident affecting your personal information, we will provide notice as required by applicable law.
11. Children
Our services are directed to adult property owners. We do not knowingly collect personal information from children under 13.
12. Changes to this Policy
We may update this Privacy Policy from time to time. The “Last updated” date at the top of this page shows when the Policy was last revised. Material changes will be posted on this page.
