These Terms of Service (the “Terms”) govern your access to and use of the website operated by AIJ Consulting LLC at aijconsulting.com (the “Site”) and any communications you receive from AIJ Consulting LLC, including phone calls, voicemails, emails, mail, and text messages (collectively, the “Services”). By using the Site or responding to our communications, you agree to these Terms.
1. About AIJ Consulting LLC
AIJ Consulting LLC (“AIJ Consulting,” “we,” “us,” or “our”) is a Wyoming limited liability company with its registered address at 30 N. Gould St., Ste R, Sheridan, WY 82801. We purchase vacant land directly from US property owners for cash.
2. Description of services
The Site provides information about AIJ Consulting and ways to contact us. Through the Services, we may contact owners of vacant land we have identified through public records or licensed real-estate data providers to inquire whether they are interested in selling. Any communication from AIJ Consulting is an initial inquiry only and does not by itself create any binding obligation on either party.
3. Non-binding initial inquiries; binding contracts
Important. Calls, voicemails, texts, emails, letters, website forms, and verbal price discussions are non-binding inquiries and negotiations. AIJ Consulting LLC has no obligation to purchase any property, and you have no obligation to sell, unless and until a written purchase agreement is signed by both parties.
Any actual purchase of real estate by AIJ Consulting LLC requires a written purchase and sale agreement signed by the property owner(s) and an authorized representative of AIJ Consulting LLC. Closing is handled by a licensed title company or real-estate attorney in the state where the property is located.
4. Eligibility and user obligations
To use the Services, you must be at least 18 years old and able to enter into a binding contract under applicable law. You agree that any information you provide to AIJ Consulting LLC is true and accurate to the best of your knowledge, and that you have the legal right to provide it. If you are not the owner of the property in question, you agree to disclose that to us.
5. Communications
By contacting us or replying to our outreach, you consent to receive responses from AIJ Consulting LLC through the channel you used (phone, email, mail, or text). You may opt out at any time by replying STOP to any text message, replying with “unsubscribe” or “remove” to any email, or by contacting us using the information at the end of these Terms. Our text-messaging program is described in our SMS Policy.
6. TCPA, DNC, and consumer protection
AIJ Consulting LLC conducts outreach in good-faith compliance with the federal Telephone Consumer Protection Act (TCPA), 47 U.S.C. § 227 and implementing regulations, the CAN-SPAM Act, the federal Do Not Call Registry, applicable state Do Not Call laws, and the wireless-carrier guidelines administered through The Campaign Registry (TCR) for A2P 10DLC messaging. We screen phone numbers against the National Do Not Call Registry and applicable state DNC lists, and we maintain an internal do-not-contact list. We do not use prerecorded or artificial-voice telemarketing calls to residential or wireless numbers without the required prior express written consent. SMS outreach is sent on a one-to-one conversational basis and recipients may opt out at any time as described in our SMS Policy. If you believe you received contact from us in error or in violation of these laws, please notify us immediately using the contact information at the end of these Terms and we will investigate and respond.
7. No real-estate or legal advice
AIJ Consulting LLC is not a licensed real-estate brokerage, law firm, accounting firm, or financial advisor. Information provided on the Site or in communications with us is for general purposes only and is not real-estate, legal, tax, or financial advice. You are encouraged to consult your own advisors before entering into any transaction involving real property.
8. Intellectual property
All content on the Site, including text, graphics, logos, and trademarks, is owned by AIJ Consulting LLC or licensed to us. You may view the Site for personal, non-commercial purposes. You may not copy, modify, distribute, or otherwise use the content of the Site without our prior written permission.
9. Prohibited conduct
You agree not to:
- Use the Services in any unlawful way or for any unlawful purpose.
- Provide false, misleading, or fraudulent information.
- Interfere with or disrupt the Site or the servers and networks connected to it.
- Attempt to gain unauthorized access to any portion of the Site or to any related systems.
- Use any automated means, such as bots or scrapers, to access the Site.
10. Disclaimers
The Site and Services are provided on an “as is” and “as available” basis. To the fullest extent permitted by law, AIJ Consulting LLC disclaims all warranties, express or implied, including warranties of merchantability, fitness for a particular purpose, and non-infringement. We do not warrant that the Site will be uninterrupted, error-free, or free of viruses or other harmful components, and we are not responsible for delays or failures by mobile carriers or other third parties in delivering communications.
11. Limitation of liability
To the fullest extent permitted by law, AIJ Consulting LLC and its members, managers, officers, employees, and agents will not be liable for any indirect, incidental, special, consequential, exemplary, or punitive damages, or any loss of profits, revenue, data, or business opportunities, arising out of or in connection with your use of the Site or Services. Our total aggregate liability for any claim arising out of or related to these Terms or the Services will not exceed one hundred US dollars ($100).
12. Indemnification
You agree to indemnify and hold harmless AIJ Consulting LLC and its members, managers, officers, employees, and agents from any claims, liabilities, damages, losses, costs, and expenses (including reasonable attorneys’ fees) arising out of or related to your breach of these Terms, your misuse of the Services, or your violation of any law or the rights of any third party.
13. Governing law and venue
These Terms are governed by the laws of the State of Wyoming, without regard to its conflict-of-laws principles. Any dispute arising out of or relating to these Terms or the Services will be brought exclusively in the state or federal courts located in Sheridan County, Wyoming, and you consent to the personal jurisdiction of those courts. Notwithstanding the foregoing, the validity, interpretation, and enforcement of any written purchase and sale agreement is governed by the law of the state in which the relevant property is located, as specified in that agreement.
14. Changes to these Terms
We may update these Terms from time to time. The “Last updated” date above shows when the Terms were last revised. Your continued use of the Site or Services after changes are posted constitutes acceptance of the updated Terms.
