Who is AIJ Consulting LLC?
AIJ Consulting LLC is a Wyoming limited liability company that purchases vacant land directly from US property owners for cash. Our registered office is at 30 N. Gould St., Ste R, Sheridan, WY 82801. We currently buy in Arizona, North Carolina, and Florida, and expand into new markets as opportunities arise.
How did you get my information?
We identify property owners through two main sources:
- Public records. County assessor, recorder, and tax-authority records, which are public information in the United States.
- Licensed real-estate data providers. Third-party services that aggregate and license property and owner data, including PropStream, PropWire, and Deal Machine.
Your information is never purchased from data brokers selling lists for general marketing purposes.
Is there a fee to receive a cash offer?
No. Receiving an offer is free and creates no obligation. If you choose to accept and proceed to closing, AIJ Consulting LLC covers standard closing costs through a licensed title company or real-estate attorney.
How is the offer price determined?
We research comparable sales, zoning, access, parcel size, and county records. The written offer reflects what we are willing to pay to acquire the parcel for our own portfolio, accounting for resale time, holding costs, and clean-title costs. Owners are always free to accept, counter, or decline.
How long does closing take?
For clean-title vacant parcels, closing typically takes 2–4 weeks from signed agreement, depending on the title company’s schedule and the county. Properties with title issues or back taxes can take longer.
Do you buy land with back taxes or liens?
Often, yes. Back property taxes and many liens can be cleared at closing through the title company out of the purchase price. We will discuss any issues honestly during the offer process so there are no surprises.
I am one of several heirs. Can you still help?
Yes. We work with inherited and probate properties regularly. All owners of record must sign the purchase agreement; the title company will guide everyone through the process. If probate has not been completed, that may need to happen first.
Is the initial offer binding?
No. Calls, texts, emails, letters, and verbal price discussions are non-binding inquiries. A purchase is only binding once both you (and any other owners of record) and an authorized representative of AIJ Consulting LLC sign a written purchase and sale agreement. See our Terms of Service.
Will my information be sold or shared?
No. We do not sell personal information, and SMS opt-in consent data is never shared with third parties or affiliates for marketing purposes. Full details are in our Privacy Policy.

What states do you buy in?
Arizona, North Carolina, and Florida currently. We occasionally expand into new states as opportunities arise. If your property is in another state, you are welcome to reach out and we will let you know whether we can help.
What if I’m not interested in selling?
That’s completely fine. Reply STOP to any text, or tell us by phone or email, and we will remove you from active outreach. There is no pressure and no obligation.
