SMS Policy

This SMS Policy describes the text-messaging program operated by AIJ Consulting LLC (“AIJ Consulting,” “we,” “us,” or “our”), including who we contact, why, how often, and how recipients can opt out or get help. This Policy supplements our Privacy Policy and Terms of Service.
1. Program description
AIJ Consulting LLC sends one-to-one SMS text messages to US property owners regarding cash purchase offers for real estate they own. Messages are sent from real business representatives, not from automated mass-broadcast lists. Each conversation is directed to a specific owner about a specific parcel of vacant land that we have identified as a potential acquisition.

The following examples illustrate the kind of text messages AIJ Consulting LLC sends. Actual wording varies by conversation; placeholders in braces are filled in with specific information about the recipient and their parcel.
4. How recipients are contacted
AIJ Consulting LLC contacts property owners that we identify through:
- Public records: US county assessor, recorder, and tax-authority records, which are public information.
- Licensed real-estate data providers: third-party services that aggregate and license property and owner data, including PropStream, PropWire, and Deal Machine.
- Prior business interest: owners who previously contacted us, replied to outreach, submitted information through our website, or expressed interest in selling.
Outreach is sent only to phone numbers reasonably believed to belong to the owner of the parcel in question. Numbers on the National Do Not Call Registry and state DNC lists are screened in accordance with applicable law for marketing calls; one-to-one text inquiries from a small business to a property owner about that owner’s real estate fall outside the typical marketing-broadcast scope, and recipients can still opt out at any time as described below.
5. Message frequency
Message frequency varies. Because outreach is one-to-one and conversational, the number of messages a recipient receives depends on whether they respond and how the conversation progresses. Recipients who do not respond typically receive no more than a small number of follow-up messages and are then removed from active outreach.
6. Cost
AIJ Consulting LLC does not charge recipients for text messages. However, message and data rates may apply based on the recipient’s mobile carrier and plan. Recipients are responsible for any charges from their wireless provider.
7. How to opt out (STOP)
Stop receiving texts
Reply STOP to any text message you receive from AIJ Consulting LLC. You will receive one confirmation message and will not receive any further marketing or outreach texts from us at that number.

We also honor common opt-out keywords including STOP, END, CANCEL, UNSUBSCRIBE, and QUIT. Opt-out requests are processed promptly, no later than within 24 hours of receipt.

9. Sending hours
To respect recipients’ time, outreach SMS is sent between 8:00 AM and 5:00 PM Eastern Time, Monday through Friday, based on the recipient’s local time zone where reasonably ascertainable. Replies from recipients are handled during the same hours, with response time of one business day where possible.
10. Carriers not liable
Wireless carriers, including but not limited to T-Mobile, AT&T, Verizon, and their respective affiliates, are not liable for delayed or undelivered messages. Delivery of any specific message is not guaranteed and may be affected by carrier networks, device settings, or other factors outside our control.
11. SMS data sharing
SMS opt-in consent data is not shared with third parties or affiliates. Mobile information collected from recipients of our SMS program — including phone numbers, opt-in records, and consent details — will not be shared with third parties or affiliates for marketing or promotional purposes. SMS consent data is excluded from any third-party data sharing.
Mobile information may be processed by our SMS service provider strictly for the limited purpose of delivering and managing the text messages we send on our behalf, including processing STOP and HELP requests. SMS consent data is never sold, rented, or licensed for any purpose.

Our handling of personal information collected through SMS, including phone numbers and message content, is described more fully in our Privacy Policy.
13. Changes to this Policy
We may update this SMS Policy from time to time. The “Last updated” date above shows when the Policy was last revised. Material changes will be posted on this page.
